EP 01: Feng Shui and the Future of Thai Real Estate (Part 1: Four Dark Years)
At the beginning of the year, during the annual event of TERRABKK, the author had the opportunity to ask Khun Sumitra Wongphakdee for her opinion on the future of the real estate business and how many more years it would remain sluggish.
Khun Mam Sumitra, CEO of TERRABKK, replied that in her view, it would be 2 years.
The author followed up with the question, what about others?
Khun Mam mentioned that Professor Trairat Jarutthasan predicted it would be around 3 years, while a real estate guru, likened to a master in the field, confidently stated it would be 4 years due to political factors.
At that time, there were no issues with delayed budgets, the Thai baht was strong, and most importantly... the Wuhan flu, or Covid-19, had not yet emerged.
Later, Covid-19 spread from China to Asian countries and then globally, particularly affecting Europe, the Middle East, and America, causing a downturn in all sectors, not just real estate.
As of today, it remains uncertain when the outbreak of Covid-19 will be controlled and how much economic damage will occur as people shift their focus from health-related issues of life and death to daily survival concerns.
Thailand has been viewed by various news reports analyzing that the country will be the most affected by this outbreak, more than any other country in ASEAN, with predictions that our GDP may grow by less than 1 percent.
This means that the country's income will plummet, purchasing power will decline, potentially leading to an economic depression, affecting nearly all types of businesses, not just real estate.
Covid-19 will make the predictions of the real estate master come true every day, as other businesses may recover quickly, but real estate will be the last to bounce back, potentially suffering to the point of being crippled from 2020, 2021, 2022, and 2023, with hopes for recovery in 2024.

What will Feng Shui look like by then?
Feng Shui, or “The Theory of the Wandering Stars”, discusses the natural energies from 9 stars that send different powers to the human world. Each star influences a period of 20 years, starting from the first era of the first star to the ninth era of the ninth star, continuing in a cycle for 180 years before a new cycle begins.
Each era has its own directional star and element.
The current era is Era 8 (2004 – 2023), which is the era of the star known as Prosperity Star, located in the northeast direction, leading to high economic growth in China, Japan, Korea, and Taiwan, which are situated in the northeastern part of Asia, making them wealthy nations.

North America has New York, located in the northeast, with Wall Street as the financial center and a stock market where indices soar, with companies making substantial profits, and even President Trump hails from New York.


In Thailand, economic growth is more evident in the northeastern region than in other areas.
Era 8 also has the earth element as its directional element, symbolizing stability, solidity, and tangibility, which is conducive to businesses that come from the earth, such as real estate, which is considered tangible assets.
Readers can look back at the performance of real estate companies since 2004 and see that they have jumped from revenues of less than 10 billion baht to tens of billions.
From the perspective of Feng Shui, the year 2024 will mark the end of Era 8 and the beginning of Era 9, lasting another 20 years.
The next 4 years will be the end of Era 8, where prosperity from the northeast will shift to the south, which is the direction of the Era 9 star known as Future Prosperity, with the element of Era 9 being fire.
Although the star of Era 9 is still a good star, representing prosperity, it is a prosperity that comes from disruptive advancements, almost akin to innovation that destroys the old. Certainly, this type of business is not real estate, which undergoes very little change, but rather pertains to advancements in science, medicine, and technology.
The fire element also signifies businesses that flicker like flames, rising and falling, with rapid rates of birth and death of businesses that are not sustainable.
In summary:
The golden age of real estate that began in 2004 is coming to an end in 2023. Even counting from the current year (2020), there are still 4 years left until the end of Era 8, but the economic downturn and Covid-19 will be obstacles causing this sector to remain sluggish for at least another 3 to 4 years.
Feng Shui has already warned you that the last 4 years of Era 8 will not be a golden year anymore, but rather a time of severe hardship until the transition into Era 9, which will no longer be the era of real estate... How will the real estate business adapt to survive?
